But how does this decision affect you and your plans to buy a home? Here&#8217;s what you need to know.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The Fed<em>&nbsp;<\/em>is trying hard to reduce&nbsp;<a href=\"https:\/\/www.simplifyingthemarket.com\/en\/2023\/06\/23\/homeownership-helps-protect-you-from-inflation-infographic\/?a=288543-40d7740f2864fc3cfabe0c61580e4cb5\" rel=\"noreferrer noopener\" target=\"_blank\">inflation<\/a>. And even though there\u2019s been 12 straight months where inflation has cooled (<em>see graph below<\/em>), the most recent&nbsp;<a href=\"https:\/\/www.bls.gov\/news.release\/cpi.nr0.htm\" rel=\"noreferrer noopener\" target=\"_blank\">data<\/a>&nbsp;shows it\u2019s still higher than the Fed\u2019s target of 2%:&nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-image\"><a href=\"https:\/\/www.simplifyingthemarket.com\/en\/content\/images\/20230731\/20230803-Inflation-Continues-Moderating.png?a=288543-40d7740f2864fc3cfabe0c61580e4cb5\" target=\"_blank\" rel=\"noreferrer noopener\"><img decoding=\"async\" src=\"https:\/\/files.keepingcurrentmatters.com\/content\/images\/20230731\/20230803-Inflation-Continues-Moderating.png\" alt=\"\"\/><\/a><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">While you may have been hoping the Fed would stop their hikes since they\u2019re making progress on their goal of bringing down inflation, they don\u2019t want to stop too soon, and risk inflation climbing back up as a result. Because of this, the Fed decided to increase the Federal Funds Rate again last week. As Jerome Powell, Chairman of the<em>&nbsp;<\/em>Fed<em>,<\/em>&nbsp;<a href=\"https:\/\/www.federalreserve.gov\/mediacenter\/files\/FOMCpresconf20230726.pdf\" rel=\"noreferrer noopener\" target=\"_blank\">says<\/a>:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p class=\"wp-block-paragraph\"><em>\u201c<\/em><strong><em>We remain committed to bringing inflation back to our 2 percent goal<\/em><\/strong><em>&nbsp;and to keeping longer-term inflation expectations well anchored.\u201d<\/em><\/p>\n<\/blockquote>\n\n\n\n<p class=\"wp-block-paragraph\">Greg McBride, Senior VP, and Chief Financial Analyst at&nbsp;<em>Bankrate<\/em>,&nbsp;<a href=\"https:\/\/www.nbcnews.com\/business\/economy\/interest-rate-hike-july-2023-how-much-higher-federal-reserve-rcna96210\" rel=\"noreferrer noopener\" target=\"_blank\">explains<\/a>&nbsp;how high inflation and a strong economy play into the Fed\u2019s recent decision:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p class=\"wp-block-paragraph\"><em>\u201c<\/em><strong><em>Inflation remains stubbornly high.<\/em><\/strong><em>&nbsp;The economy has been remarkably resilient, the labor market is still robust, but that may be contributing to the stubbornly high inflation.&nbsp;<\/em><strong><em>So, Fed has to pump the brakes a bit more<\/em><\/strong><em>.\u201d<\/em><\/p>\n<\/blockquote>\n\n\n\n<p class=\"wp-block-paragraph\">Even though a Federal Fund Rate hike by the Fed doesn\u2019t directly dictate what happens with mortgage rates, it does have an impact. As a recent article from&nbsp;<em>Fortune<\/em>&nbsp;<a href=\"https:\/\/fortune.com\/recommends\/mortgages\/what-fed-rate-hikes-mean-for-mortgage-rates\/\" rel=\"noreferrer noopener\" target=\"_blank\">says<\/a>:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p class=\"wp-block-paragraph\"><em>\u201cThe federal funds rate is an interest rate that banks charge other banks when they lend one another money . . .&nbsp;<\/em><strong><em>When inflation is running high, the Fed will increase rates to increase the cost of borrowing and slow down the economy.&nbsp;<\/em><\/strong><em>When it\u2019s too low, they\u2019ll lower rates to stimulate the economy and get things moving again.\u201d<\/em><\/p>\n<\/blockquote>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>How All of This Affects You<\/strong>&nbsp;<\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">In the simplest sense, when inflation is high,&nbsp;<a href=\"https:\/\/www.simplifyingthemarket.com\/en\/2023\/07\/19\/explaining-todays-mortgage-rates\/?a=288543-40d7740f2864fc3cfabe0c61580e4cb5\" rel=\"noreferrer noopener\" target=\"_blank\">mortgage rates<\/a>&nbsp;are also high. But, if the Fed succeeds in bringing down inflation, it could ultimately lead to lower mortgage rates, making it more affordable for you to buy a home.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This graph helps illustrate that point by showing that when&nbsp;<a href=\"https:\/\/www.bls.gov\/cpi\/\" rel=\"noreferrer noopener\" target=\"_blank\">inflation<\/a>&nbsp;decreases,&nbsp;<a href=\"https:\/\/www.freddiemac.com\/pmms\/archive\" rel=\"noreferrer noopener\" target=\"_blank\">mortgage rates<\/a>&nbsp;typically go down, too (<em>see graph below<\/em>):&nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-image\"><a href=\"https:\/\/www.simplifyingthemarket.com\/en\/content\/images\/20230731\/20230803-Mortgage-Rates-Follow-Behind-Inflation.png?a=288543-40d7740f2864fc3cfabe0c61580e4cb5\" target=\"_blank\" rel=\"noreferrer noopener\"><img decoding=\"async\" src=\"https:\/\/files.keepingcurrentmatters.com\/content\/images\/20230731\/20230803-Mortgage-Rates-Follow-Behind-Inflation.png\" alt=\"\"\/><\/a><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">As the data above shows, inflation (<em>shown in<\/em>&nbsp;<em>the blue trend line<\/em>) is slowly coming down and, based on historical trends, mortgage rates (<em>shown in<\/em>&nbsp;<em>the green trend line<\/em>) are&nbsp;<a href=\"https:\/\/www.simplifyingthemarket.com\/en\/2023\/07\/05\/two-questions-to-ask-yourself-if-youre-considering-buying-a-home\/?a=288543-40d7740f2864fc3cfabe0c61580e4cb5\" rel=\"noreferrer noopener\" target=\"_blank\">likely to follow<\/a>. McBride&nbsp;<a href=\"https:\/\/www.cnet.com\/personal-finance\/mortgages\/mortgage-refinance-rates-for-july-26-2023-rates-advance\/\" rel=\"noreferrer noopener\" target=\"_blank\">says<\/a>&nbsp;this about the future of mortgage rates:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p class=\"wp-block-paragraph\"><em>\u201cWith the backdrop of easing inflation pressures,&nbsp;<\/em><strong><em>we should see more consistent declines in mortgage rates as the year progresses<\/em><\/strong><em>, particularly if the economy and labor market slow noticeably.\u201d<\/em><\/p>\n<\/blockquote>\n\n\n\n<h3 class=\"wp-block-heading\">Bottom Line<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">What happens to mortgage rates depends on inflation.
