Since mortgage rates impact what you can afford when you take out a home loan \u2013 and affordability is a challenge today \u2013 it\u2019s a good time to look at the big picture of where mortgage rates have been historically compared to where they are now. Beyond that, it\u2019s important to understand their relationship with&nbsp;<a href=\"https:\/\/www.simplifyingthemarket.com\/en\/2023\/08\/31\/how-inflation-affects-the-housing-market\/?a=288543-40d7740f2864fc3cfabe0c61580e4cb5\" rel=\"noreferrer noopener\" target=\"_blank\">inflation<\/a>&nbsp;for insights into where&nbsp;<a href=\"https:\/\/www.simplifyingthemarket.com\/en\/2023\/07\/19\/explaining-todays-mortgage-rates\/?a=288543-40d7740f2864fc3cfabe0c61580e4cb5\" rel=\"noreferrer noopener\" target=\"_blank\">mortgage rates<\/a>&nbsp;might go in the near future.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Giving Context to the Sticker Shock<\/strong><\/h4>\n\n\n\n<p><em>Freddie Mac<\/em>&nbsp;has been tracking the 30-year fixed mortgage rate since April of 1971. Every week, they release the&nbsp;<a href=\"http:\/\/www.freddiemac.com\/pmms\/pmms_archives.html\" rel=\"noreferrer noopener\" target=\"_blank\">results<\/a>&nbsp;of their&nbsp;<em>Primary Mortgage Market Survey<\/em>, which averages mortgage application data from lenders across the country (<em>see graph below<\/em>):<\/p>\n\n\n\n<p><a href=\"https:\/\/www.simplifyingthemarket.com\/en\/content\/images\/20230905\/20230906-Mortgage-Rates.png?a=288543-40d7740f2864fc3cfabe0c61580e4cb5\" rel=\"noreferrer noopener\" target=\"_blank\"><\/a>Looking at the right side of the graph, mortgage rates have increased significantly since the start of last year. But even with that rise, today\u2019s rates are still below the 52-year average. While that historical perspective is good context, buyers have gotten used to mortgage rates between 3% and 5%, which is where they\u2019ve been over the past 15 years.<\/p>\n\n\n\n<p>That\u2019s important because it explains why the recent jump in rates might have you feeling sticker shock even though they\u2019re close to their long-term average. While many buyers have&nbsp;<a href=\"https:\/\/www.simplifyingthemarket.com\/en\/2023\/08\/30\/buyer-traffic-is-still-stronger-than-the-norm\/?a=288543-40d7740f2864fc3cfabe0c61580e4cb5\" rel=\"noreferrer noopener\" target=\"_blank\">adjusted<\/a>&nbsp;to the elevated rates over the past year, a slightly lower rate would be a welcome sight. To determine if that\u2019s a realistic possibility, it\u2019s important to look at&nbsp;<a href=\"https:\/\/www.simplifyingthemarket.com\/en\/2023\/08\/31\/how-inflation-affects-the-housing-market\/?a=288543-40d7740f2864fc3cfabe0c61580e4cb5\" rel=\"noreferrer noopener\" target=\"_blank\">inflation<\/a>.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Where Could Mortgage Rates Go in the Future?<\/strong>&nbsp;<\/h4>\n\n\n\n<p>The&nbsp;<em>Federal Reserve<\/em>&nbsp;has been working hard to lower inflation since early 2022. That\u2019s significant because, historically, there\u2019s been a&nbsp;<a href=\"https:\/\/www.simplifyingthemarket.com\/en\/2023\/08\/03\/how-inflation-affects-mortgage-rates\/?a=288543-40d7740f2864fc3cfabe0c61580e4cb5\" rel=\"noreferrer noopener\" target=\"_blank\">connection<\/a>&nbsp;between inflation and mortgage rates (<em>see graph below<\/em>):<\/p>\n\n\n\n<p><a href=\"https:\/\/www.simplifyingthemarket.com\/en\/content\/images\/20230905\/20230906-Inflation-and-30-year-fixed-rate-mortgage.png?a=288543-40d7740f2864fc3cfabe0c61580e4cb5\" rel=\"noreferrer noopener\" target=\"_blank\"><\/a>This graph shows a pretty reliable relationship between&nbsp;<a href=\"https:\/\/www.bls.gov\/cpi\/\" rel=\"noreferrer noopener\" target=\"_blank\">inflation<\/a>&nbsp;and&nbsp;<a href=\"https:\/\/www.freddiemac.com\/pmms\" rel=\"noreferrer noopener\" target=\"_blank\">mortgage rates<\/a>. Looking at the left side of the graph, each time inflation moves significantly (<em>shown in blue<\/em>), mortgage rates follow suit shortly after (<em>shown in green<\/em>).<\/p>\n\n\n\n<p>The circled portion of the graph points out the most recent spike in inflation, with mortgage rates following closely behind. As inflation has moderated a bit this year, mortgage rates haven\u2019t yet made a similar move.<\/p>\n\n\n\n<p>That means, if history is any guide, the market is&nbsp;<a href=\"https:\/\/www.simplifyingthemarket.com\/en\/2023\/08\/04\/housing-market-forecast-for-the-rest-of-2023-infographic-1\/?a=288543-40d7740f2864fc3cfabe0c61580e4cb5\" rel=\"noreferrer noopener\" target=\"_blank\">waiting<\/a>&nbsp;for mortgage rates to follow inflation and head back down. It\u2019s impossible to accurately predict where mortgage rates will go for sure, but moderating inflation means mortgage rates going down in the near future would fit a well-established trend.&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Bottom Line<\/h3>\n\n\n\n<p>To understand where mortgage rates may be going, it\u2019s helpful to look at where they\u2019ve been in the past. There\u2019s a clear connection between inflation and mortgage rates, and if that historical relationship holds true, the recent decline in inflation may mean good news for the future of mortgage rates and your homeownership goals.
