If so, here\u2019s some good news \u2013 based on what Ali Wolf, Chief Economist at&nbsp;<em>Zonda<\/em>, has to&nbsp;<a href=\"https:\/\/www.realtor.com\/news\/trends\/first-time-buyers-rejoice-builders-are-finally-putting-up-more-affordably-priced-starter-homes\/\" rel=\"noreferrer noopener\" target=\"_blank\">say<\/a>&nbsp;\u2013 smaller, more affordable homes are on the way:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cBuyers should expect that over the next 12 to 24 months&nbsp;<\/em><strong><em>there will be a notable increase in the number of entry-level homes available<\/em><\/strong><em>.\u201d<\/em><\/p>\n<\/blockquote>\n\n\n\n<p>In some ways,\u00a0<a rel=\"noreferrer noopener\" href=\"https:\/\/www.simplifyingthemarket.com\/en\/2023\/08\/17\/people-want-less-expensive-homes-and-builders-are-responding\/?a=288543-40d7740f2864fc3cfabe0c61580e4cb5\" target=\"_blank\">smaller homes<\/a>\u00a0are already here. When the pandemic hit, the meaning of home changed. People needed the space their home provided not only as a place to live, but as a place to work, go to school, exercise, and more. Those who had that space were more likely to keep it. And those that didn\u2019t were in a position where they were trying to sell their smaller house to move up to a larger one. Larger homes tend to come on the market during the summer months when households with children who are out of school are looking to move.<\/p>\n\n\n\n<p>That seasonality means, based on historical trends and the fact that fall is now approaching, we can expect smaller, more affordable homes to come to the market throughout the rest of the year.<\/p>\n\n\n\n<p>That\u2019s great news because, as Robert Dietz, Chief Economist at the&nbsp;<em>National Association of Home Builders<\/em>&nbsp;(NAHB),&nbsp;<a href=\"https:\/\/eyeonhousing.org\/2023\/08\/single-family-home-size-moves-lower-to-more-than-a-decade-low\/\" rel=\"noreferrer noopener\" target=\"_blank\">states<\/a>, the need for these types of homes has gone up recently:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201c. . . as interest rates increased in 2022, and housing affordability worsened,&nbsp;<\/em><strong><em>the demand for home size has trended lower<\/em><\/strong><em>.\u201d<\/em><\/p>\n<\/blockquote>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>What Does This Mean for You?<\/strong><\/h4>\n\n\n\n<p>The seasonal trend of smaller homes coming to the market in the later months of the year, coupled with builders&nbsp;<a href=\"https:\/\/www.simplifyingthemarket.com\/en\/2023\/08\/17\/people-want-less-expensive-homes-and-builders-are-responding\/?a=288543-40d7740f2864fc3cfabe0c61580e4cb5\" rel=\"noreferrer noopener\" target=\"_blank\">bringing<\/a>&nbsp;smaller, more affordable newly built homes to the market right now, is good news \u2013 especially if you\u2019re finding it difficult to afford a home. Mikaela Arroyo, Director of the&nbsp;<em>New Home Trends Institute<\/em>&nbsp;at&nbsp;<em>John Burns Real Estate Consulting<\/em>,&nbsp;<a href=\"https:\/\/www.marketwatch.com\/story\/the-shrinking-american-home-as-demand-rises-builders-go-smaller-ed2a327c\" rel=\"noreferrer noopener\" target=\"_blank\">says<\/a>&nbsp;this about a potential increase in the availability of smaller homes:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cIt\u2019s not solving the affordability crisis, but&nbsp;<\/em><strong><em>it is creating opportunities for people to be able to afford an entry-level home<\/em><\/strong><em>&nbsp;in an area.\u201d<\/em><\/p>\n<\/blockquote>\n\n\n\n<h3 class=\"wp-block-heading\">Bottom Line<\/h3>\n\n\n\n<p>If a smaller, more affordable home sounds appealing to you, good news \u2013 they\u2019re coming.
