But there\u2019s another way this benefits you \u2013 it may inspire more homeowners to put their houses up for sale.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>The Mortgage Rate Lock-In Effect<\/strong><\/h4>\n\n\n\n<p>Over the past year, one factor that\u2019s really limited the options for your move is how few homes were on the market. That\u2019s because many homeowners chose to delay their plans to sell once mortgage rates went up. An article from&nbsp;<em>Freddie Mac&nbsp;<\/em><a href=\"https:\/\/www.freddiemac.com\/research\/forecast\/20231220-us-economy-expanded-in-2023\" rel=\"noreferrer noopener\" target=\"_blank\">explains<\/a>:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201c<\/em><strong><em>The lack of housing supply was partly driven by the rate lock-in effect<\/em><\/strong><em>. . . . With higher rates, the incentive for existing homeowners to list their property and move to a new house has greatly diminished, leaving them rate locked.\u201d<\/em><\/p>\n<\/blockquote>\n\n\n\n<p>These homeowners decided to stay put and keep their current lower mortgage rate, rather than move and take on a higher one on their next home.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Early Signs Show Those Homeowners Are Ready To Move Again<\/strong><\/h4>\n\n\n\n<p>According to the&nbsp;<a href=\"https:\/\/www.realtor.com\/research\/data\/\" rel=\"noreferrer noopener\" target=\"_blank\">latest data<\/a>&nbsp;from&nbsp;<em>Realtor.com<\/em>, there were more homeowners putting their houses up for sale, known in the industry as&nbsp;<strong><em>new listings<\/em><\/strong>, in December 2023 compared to December 2022 (<em>see graph below<\/em>):<\/p>\n\n\n\n<figure class=\"wp-block-image\"><a href=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20240117\/20240124-Sellers-Are-Re-entering-the-market.png\" target=\"_blank\" rel=\"noreferrer noopener\"><img decoding=\"async\" src=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20240117\/20240124-Sellers-Are-Re-entering-the-market.png\" alt=\"\"\/><\/a><\/figure>\n\n\n\n<p>Here&#8217;s why this is so significant. Typically, activity in the&nbsp;<a href=\"https:\/\/www.simplifyingthemarket.com\/en\/2024\/01\/03\/thinking-about-buying-a-home-ask-yourself-these-questions\/?a=288543-40d7740f2864fc3cfabe0c61580e4cb5\" rel=\"noreferrer noopener\" target=\"_blank\">housing market<\/a>&nbsp;cools down in the later months of the year as some sellers choose to delay their moves until January rolls around.<\/p>\n\n\n\n<p><strong>This is the first time since 2020 that we\u2019ve seen an uptick in new listings this time of year.<\/strong>&nbsp;This could be a signal that the rate lock-in effect is easing a bit in response to&nbsp;<a href=\"https:\/\/www.simplifyingthemarket.com\/en\/2023\/12\/20\/why-mortgage-rates-could-continue-to-decline\/?a=288543-40d7740f2864fc3cfabe0c61580e4cb5\" rel=\"noreferrer noopener\" target=\"_blank\">lower rates<\/a>.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>What This Means for You<\/strong><\/h4>\n\n\n\n<p>While there isn\u2019t going to suddenly be an influx of options for your&nbsp;<a href=\"https:\/\/www.simplifyingthemarket.com\/en\/2023\/11\/21\/are-there-actually-more-homes-for-sale-right-now\/?a=288543-40d7740f2864fc3cfabe0c61580e4cb5\" rel=\"noreferrer noopener\" target=\"_blank\">home search<\/a>, it does mean more sellers may be deciding to list. According to a&nbsp;<a href=\"https:\/\/www.jchs.harvard.edu\/blog\/homeowner-mobility-stalls-amid-rising-interest-rates\" rel=\"noreferrer noopener\" target=\"_blank\">recent article<\/a>&nbsp;from the&nbsp;<em>Joint Center for Housing Studies<\/em>&nbsp;(JCHS):<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201c<\/em><strong><em>A reduction in interest rates could alleviate the lock-in effect<\/em><\/strong><em>&nbsp;and help lift homeowner mobility.
