If so, consider this. Rental affordability is still a challenge and has been for years. That\u2019s because, historically, rents trend up over time.&nbsp;<a href=\"https:\/\/www.census.gov\/housing\/hvs\/files\/currenthvspress.pdf\" rel=\"noreferrer noopener\" target=\"_blank\">Data<\/a>&nbsp;from the&nbsp;<em>Census<\/em>&nbsp;shows rents have been climbing pretty steadily since 1988.&nbsp;<\/p>\n\n\n\n<p>And, data from the&nbsp;<a href=\"https:\/\/www.realtor.com\/research\/march-2023-rent\/\" rel=\"noreferrer noopener\" target=\"_blank\">latest rental report<\/a>&nbsp;from&nbsp;<em>Realtor.com<\/em>&nbsp;shows rents continue to grow today, even though it\u2019s at a slower pace than we saw at the height of the pandemic:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>\u201cIn March 2023,&nbsp;<\/em><strong><em>the U.S. rental market experienced single-digit growth for the eighth month in a row<\/em><\/strong><em>&nbsp;. . . The median asking rent was $1,732,<\/em><strong><em>&nbsp;<\/em><\/strong><em>up by $15 from last month and down by $32 from the peak but is&nbsp;<\/em><strong><em>still<\/em><\/strong><em>&nbsp;<\/em><strong><em>$354 (25.7%) higher than the same time in 2019 (pre-pandemic).\u201d<\/em><\/strong><\/p>\n<\/blockquote>\n\n\n\n<p>With rents much higher now than they were in more normal, pre-pandemic years, owning your home may be a better option, especially if the long-term trend of rents increasing each year continues. In contrast, homeowners with a fixed-rate mortgage can lock in a monthly mortgage payment for the duration of their loan (typically 15-30 years).&nbsp;<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Owning a Home Could Be More Affordable if You Need More Space<\/strong><\/h4>\n\n\n\n<p>The graph below uses national data on the&nbsp;<a href=\"https:\/\/www.realtor.com\/research\/march-2023-rent\/\" rel=\"noreferrer noopener\" target=\"_blank\">median rental payment<\/a>&nbsp;from&nbsp;<em>Realtor.com<\/em>&nbsp;and&nbsp;<a href=\"https:\/\/cdn.nar.realtor\/sites\/default\/files\/documents\/hai-02-2023-housing-affordability-index-2023-04-14.pdf\" rel=\"noreferrer noopener\" target=\"_blank\">median mortgage payment<\/a>&nbsp;from the&nbsp;<em>National Association of Realtors<\/em>&nbsp;(NAR) to compare the two options. As the graph shows, depending on how much space you need, it\u2019s typically more affordable to own than to rent if you need two or more bedrooms:<\/p>\n\n\n\n<figure class=\"wp-block-image\"><a href=\"https:\/\/files.keepingcurrentmatters.com\/content\/images\/20230428\/20230501-the-cost-difference-between-renting-and-buying-based-on-the-number-of-bedrooms.png\" target=\"_blank\" rel=\"noreferrer noopener\"><img decoding=\"async\" src=\"https:\/\/files.keepingcurrentmatters.com\/content\/images\/20230428\/20230501-the-cost-difference-between-renting-and-buying-based-on-the-number-of-bedrooms.png\" alt=\"\"\/><\/a><\/figure>\n\n\n\n<p>So, if you\u2019re looking to live somewhere where you have two or more bedrooms to accommodate your household, give you more breathing room to spread out your belongings, or dedicate the extra space to practice your hobbies, it might make sense to consider homeownership.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Homeownership Allows You To Start Building Equity<\/strong><\/h4>\n\n\n\n<p>In addition to shielding you from rising rents and being more affordable when you need more space, owning your home also allows you to start building your own&nbsp;<a href=\"https:\/\/www.mykcm.com\/2023\/04\/07\/the-key-advantage-of-investing-in-a-home-infographic\/\" rel=\"noreferrer noopener\" target=\"_blank\">equity<\/a>, which in turn grows your net worth.&nbsp;<\/p>\n\n\n\n<p>And, as home values typically rise over time and you pay off your mortgage, you build&nbsp;<a href=\"https:\/\/www.mykcm.com\/2023\/04\/06\/trying-to-buy-a-home-hang-in-there\/\" rel=\"noreferrer noopener\" target=\"_blank\">equity<\/a>.&nbsp;That equity can set you up for success later on because you can use it to help fuel a move to an even bigger space down the line.
